Meet the Team
Andrew Rafii
Andrew Rafii began his career in real estate working for The Penson Companies managing a portfolio of rental properties and sponsor owned units in the Bronx and Brooklyn. It was there he gained invaluable onsite experience and managed a construction team renovating apartments. In 2008, Mr. Rafii purchased 2403 Hoffman Street, a 34 unit mixed use property located in Bronx’s “Little Italy.” The property was acquired with 10 vacant units, which he quickly renovated and rented. The property was stabilized within the first 6 months of ownership. Mr. Rafii then went on to work for companies including Vornado Realty Trust, where he managed Class A high rise office buildings in midtown Manhattan, and Jamestown Properties where he managed the 1.1MMsf mixed use Chelsea Market. In 2017, Horizon Real Estate Partners was co-founded by Mr. Rafii following his passion of investing and operating multifamily properties. Mr. Rafii graduated from Stony Brook University with a B.S. in Business Management and a B.A. in Economics and in 2012 graduated from NYU’s Schack Institute of Real Estate with a M.S. in Real Estate Strategic Asset Management.
Ethan Childs
Ethan Childs began his real estate career as an Investment Sales Agent at Marcus & Millichap, where he gained a strong foundation in commercial real estate, including underwriting, lease analysis, and financial modeling. During his tenure, he attained experience navigating all facets of the brokerage deal cycle within industrial real estate. He joined the Horizon team in 2025 as an Assistant Property Manager and currently helps oversee a diverse portfolio of multifamily and mixed-use properties throughout New York City.
Originally from Fair Lawn, New Jersey, Mr. Childs graduated from The Ohio State University, where he studied Real Estate.
Liam O’Day
Liam O’Day began his real estate career as an Acquisitions Associate at Topside Management, where he acquired hands-on experience in acquisitions and analysis in the commercial real estate industry. There, he sourced deals, managed acquisition pipelines, and assisted with evaluating potential investment opportunities across mixed-use assets.
Joining Horizon in 2026, he serves as an Assistant Property Manager, where he supports property operations and ownership objectives across a portfolio of multifamily and mixed-use properties throughout New York City. A native of Long Island, New York, Liam earned his degree in Business Administration from Northeastern University.
